Michaelson & Messinger remodels commercial space across Chicago and the northern, western and southwest suburbs. We have rebuilt restaurants, medical and professional offices, retail storefronts, apartment buildings, and mixed use properties, many of them after a fire or flood and many with no claim at all. Our crews work nights and weekends when a business cannot close, and our project manager coordinates with your landlord, your tenants, and the building department.

Permits and Inspections
Commercial permits are slower and more detailed than residential. Chicago requires stamped drawings and often a licensed expediter. Suburban villages have their own reviews. We prepare the drawings, file the applications, and manage the inspections so the project does not stall.
Working Around Your Business
We phase work so the business keeps operating where possible, protect finished areas and inventory, and schedule the loud and dusty work for off hours.
After a Commercial Loss
If the remodel follows a fire or water loss, our licensed public adjusters handle the building, contents, and business interruption claims while our crews rebuild. Upgrades beyond the insurance scope are priced separately.
Written Contract and Warranty
Every commercial project is an item by item written contract with a written warranty, and we carry the insurance and licensing your landlord and lender require.

Yes. We schedule demolition and loud work off hours and phase the project so the business keeps operating where possible.
Do you handle ADA accessibility upgrades?
Yes. Entrances, restrooms, counters, and routes built to ADA and the Illinois Accessibility Code.
How long does a Chicago commercial permit take?
Several weeks to a few months depending on scope. We prepare stamped drawings, file, and use an expediter when it helps.

Can you remodel apartment units between tenants?

Yes. General liability and workers compensation certificates are provided on request.
Can you remodel a medical or dental office?
Yes. Exam rooms, sterilization areas, plumbing for chairs and sinks, medical gas coordination, and the waiting area, built to health department and accessibility requirements.
