Remodeling by Michaelson & Messinger Insurance Specialists, LLC

Michaelson & Messinger is a full service construction company. Many of our clients meet us after a fire or flood and ask us to stay on for the kitchen they always wanted. Others hire us with no insurance claim at all. Either way, the work is the same: a written item by item contract, our own crews, permits and inspections handled for you, and a written warranty when the job is done.

What We Remodel

  • Kitchens, from a refresh to a full gut and new layout
  • Bathrooms, including master suites and accessible baths
  • Basements, finished from bare concrete to living space
  • Reconstruction and whole house remodeling
  • Additions, second stories, and garages
  • Commercial remodeling for restaurants, offices, and retail
  • Flooring, painting, roofing, patios, and decks

How We Work

We meet at your home, listen, measure, and give you a written proposal with every item priced. Our project manager is your single contact from the first day to the last. We handle the village or city permit, schedule the inspections, and keep the site clean. Our Google reviews describe crews that arrive before 7 a.m., communicate every step, and finish on schedule.

Remodeling After a Loss

If you are rebuilding after a fire or water loss, the house is already open. That is the cheapest time to move a wall, add a bathroom, or run new plumbing. We price the insurance scope separately from the upgrades so you know exactly what you are adding and what the carrier is paying for.

Where We Work

Hinsdale, Oak Brook, Downers Grove, La Grange, Elmhurst, Naperville, and the western and southwest suburbs, plus Chicago.

Written Warranty

All remodeling work is under warranty. When something needs attention after the job, we come back.

Reconstruction & Remodeling

As many people anticipate, the adjustment and repair process that follows a fire is difficult and stressful. This is largely due to having to make adjustments without the proper training or knowledge. Our clients regain their normal lives more quickly and easily than those who “do it alone.”

Kitchen Remodeling

Kitchens are where a house shows its age first. Michaelson & Messinger remodels kitchens across Hinsdale, the western suburbs, and Chicago, from a cabinet and counter refresh to a full gut with a new layout, new plumbing, new electrical, and a wall removed to open the room. Many of the kitchens in our project gallery were rebuilt after fires, and they are the kitchens the homeowners wanted, not the kitchens they had.

Bathroom Remodeling

Bathrooms are small rooms with every trade in them: plumbing, electrical, tile, ventilation, waterproofing, and carpentry. Michaelson & Messinger remodels bathrooms across Hinsdale, the western suburbs, and Chicago, from updating a hall bath to building a master suite where a closet and a bedroom used to be. Our crews do the work in house, so the plumber, the electrician, and the tile setter answer to the same project manager.

Basement Finishing & Remodeling

A finished basement is the least expensive square footage a suburban home can add. Michaelson & Messinger finishes and remodels basements across Hinsdale, the northern, southwest and western suburbs, and Chicago: family rooms, bedrooms, bathrooms, home offices, gyms, and kitchenettes. Because we also restore flooded basements for a living, we build them so they do not flood again.

Additions

When a family outgrows a house but not a neighborhood, an addition is the answer. Michaelson & Messinger builds additions across Hinsdale, the western suburbs, and Chicago: family rooms, master suites, second stories, in law suites, attached garages, mudrooms, and sunrooms. We handle the design, the structural engineering, the foundation, and the finish, and we tie the new space into the old so it reads as one house.

Michaelson & Messinger remodels commercial space across Chicago and the northern, western and southwest suburbs. We have rebuilt restaurants, medical and professional offices, retail storefronts, apartment buildings, and mixed use properties, many of them after a fire or flood and many with no claim at all. Our crews work nights and weekends when a business cannot close, and our project manager coordinates with your landlord, your tenants, and the building department.

Frequently Asked Questions: Remodeling

What types of remodeling projects do you handle?

We specialize in kitchen and bathroom remodeling, basement finishing, home additions, and full-scale renovations.

Do you provide design services?

Yes, we offer design consultations to help bring your vision to life, including layout planning, material selection, and 3D renderings.

Do you offer free estimates?

Yes, we provide free, no-obligation estimates after an initial consultation to understand your goals.

Are your services customizable?

Absolutely. We work closely with clients to customize every aspect of their project, from design to materials and finishes.

Do you take remodeling jobs that are not insurance claims?

Yes. We are a full service construction company. Kitchens, bathrooms, basements, additions, whole house reconstruction, and commercial remodeling, with or without a claim.

How do you price a remodeling project?

Every project is priced item by item in a written contract, so you can see what each part costs and change your mind before work begins. The in home consultation and proposal are free.

Do you handle the permit?

Yes. We prepare the drawings, file the application with the village or city, and schedule and pass the inspections. Hinsdale, Oak Brook, La Grange, and Chicago each have their own review process, and we know them.

What areas do you serve for remodeling?

Hinsdale, Oak Brook, Downers Grove, La Grange, Elmhurst, Naperville, and the western and southwest suburbs, plus Chicago.

Is your remodeling work warrantied?

Yes. All remodeling work is under a written warranty. When something needs attention after the job, we come back.

Reconstruction & Remodeling

Can I remodel while my house is being rebuilt after a fire?

That is the best time. The house is already open, so upgrades cost less. We price the insurance scope and the upgrades separately so the carrier’s payment and your investment stay clear.

What is the difference between a remodel and a reconstruction?

A remodel updates a room or two. A reconstruction takes the house down to the framing and rebuilds everything inside: electrical, plumbing, HVAC, insulation, walls, and finishes.

Do you provide drawings and engineering?

Yes. We work with architects and structural engineers to produce the drawings the village or the City of Chicago requires.

Can I live in the house during a reconstruction?

Usually not. The house is opened to the studs with no working kitchen or bath. Most clients rent or, after a loss, use their additional living expense coverage.

Can you change the layout completely?

Yes. Load bearing walls are replaced with beams, stairs are moved, and rooms are reconfigured. This is the time to do it.

Do you bring the whole house up to code?

Yes. A reconstruction replaces the electrical service, plumbing, and mechanical systems, and the finished house passes a full inspection.

How long does a whole house reconstruction take?

Six to twelve months, depending on size, drawings, and permit timing. We give you a written schedule at the start.

Kitchen Remodeling

Can you remove a load bearing wall to open the kitchen?

Yes. We do the structural work in house: engineering, beam sizing, temporary shoring, and the permit. Opening a kitchen to the family room is the most common request we get in the western suburbs.

How much does a kitchen remodel cost in the western suburbs?

A cabinet and counter refresh usually runs in the tens of thousands. A full gut with a new layout, plumbing, and electrical runs higher, depending on cabinetry and finishes. We price every item in a written proposal.

How long will I be without a kitchen?

Four to eight weeks for a full remodel. We set up a temporary kitchen area if you want one and order cabinets before demolition so the gap is as short as possible.

Do you do custom cabinets or stock?

Both. Stock and semi custom lines for most budgets, custom cabinetry when the layout or style calls for it.

Can you move the sink or the range?

Yes. Plumbing, gas, and venting changes are done in house and inspected by the village.

Do I need a permit for a kitchen remodel?

Yes, when plumbing, electrical, or structural work is involved, which is nearly every kitchen. We pull it and schedule the inspections.

Do you install the appliances?

Yes, including gas ranges, hoods vented to the exterior, dishwashers, and built in refrigerators.

Bathroom Remodeling

How long does a kitchen or bathroom remodel take?

A bathroom usually takes two to four weeks. A kitchen usually takes four to eight weeks depending on cabinet lead times and whether walls are moving. We give you a schedule before we start and a project manager who updates it.

Can you turn a tub into a walk in shower?

Yes. It is our most common bathroom request. We handle the plumbing change, waterproofing, tile, and glass.

What waterproofing do you use behind tile?

A sheet or liquid membrane system behind every shower and tub surround, not just cement board. It is the difference between a bathroom that lasts and one that leaks in five years.

Can you add a bathroom where there is none?

Yes. We run new supply and drain lines, add an ejector pump in basements, and handle the permit.

Do you install heated floors?

Yes. Electric radiant mats under tile are a small cost during a remodel and one of the most appreciated upgrades.

Can you make a bathroom accessible for a parent?

Yes. Curbless showers, benches, grab bar blocking, comfort height toilets, and wider doors, built to look like any other bathroom.

Do you replace the exhaust fan?

Yes. A properly sized fan vented to the exterior is included in every bathroom we do. Fans vented into the attic cause the mold and roof problems we see in restoration.

Basement Finishing & Remodeling

Can you finish my basement so it does not flood?

We check the drain tile, sump system, and sewer connection first, and add a backup pump and check valve where the plumbing allows. We restore flooded basements for a living, so we build them to stay dry.

Do I need an egress window to add a basement bedroom?

Yes. Code requires an emergency escape window or door in any sleeping room. We cut the opening, install the well and window, and handle the permit.

Can you add a bathroom in the basement?

Yes. Most suburban basements need an ejector pump for the drain. We install it and run the plumbing.

What flooring works best below grade?

Luxury vinyl plank, tile, or engineered wood over a proper subfloor. We avoid carpet directly on concrete and solid hardwood, which fail with moisture.

Will a finished basement raise my insurance costs?

Slightly, since there is more to insure. More important is checking your sewer backup limit, which is often too small for a finished basement. Our adjusting team can review it.

How long does a basement finish take?

Six to ten weeks for a typical family room, bedroom, and bathroom, depending on permit timing.

Can you fix a basement that already floods before finishing it?

Yes, and we insist on it. Drain tile repair, sump replacement, backup pump, check valve, and grading are addressed before any framing goes up.

Additions

Do you do additions and second stories?

Yes. Room additions, second story additions, master suites, in law suites, garages, and dormers, including foundation, framing, and finish, all matched to the existing house.

Do I need zoning approval for an addition?

Usually. Setback, lot coverage, and height rules apply in every village. We check the zoning first, prepare the drawings, and handle the review.

Can you add a second story to a ranch?

Yes, if the foundation and framing can carry it, which an engineer confirms. It is one of the most cost effective ways to double living space on a small lot.

How long does an addition take?

Three to six months from permit to finish for a single story room addition, longer for a second story.

Will the addition match my house?

Yes. We match roof pitch, siding, brick, windows, trim, and interior finishes so the addition reads as original.

Do you pour the foundation yourselves?

Yes. Excavation, footings, foundation, framing, roof, and finish are all under one contract with our crews.

Can you build an in law suite with its own entrance?

Yes, including a bedroom, bath, kitchenette, and separate entry, subject to village rules on accessory units.

Commercial Remodeling

Can you work nights and weekends so my business stays open?

Yes. We schedule demolition and loud work off hours and phase the project so the business keeps operating where possible.

Do you handle ADA accessibility upgrades?

Yes. Entrances, restrooms, counters, and routes built to ADA and the Illinois Accessibility Code.

How long does a Chicago commercial permit take?

Several weeks to a few months depending on scope. We prepare stamped drawings, file, and use an expediter when it helps.

Do you do tenant build outs?

Yes. White box to finished space for offices, retail, medical, and restaurants, coordinated with your landlord’s requirements.

Can you remodel apartment units between tenants?

Yes. Unit turns, kitchens, baths, flooring, and common areas, scheduled around your vacancy dates.

Do you provide insurance certificates for my landlord?

Yes. General liability and workers compensation certificates are provided on request.

Can you remodel a medical or dental office?

Yes. Exam rooms, sterilization areas, plumbing for chairs and sinks, medical gas coordination, and the waiting area, built to health department and accessibility requirements.
