Reconstruction and Remodeling by Michaelson & Messinger Insurance Specialists, LLC
Some houses need more than a room. A fire has gutted the interior. A long neglected two flat needs everything from the studs out. A family wants to take a 1960s split level down to the frame and rebuild it as an open modern home. This is reconstruction, and it is the work Michaelson & Messinger does most. Our project gallery shows gut rehabs in Chicago and the suburbs, many of them after fires, finished as new homes inside old walls.
What Reconstruction Involves
- Complete interior demolition to the framing
- Structural repair or redesign: beams, load bearing walls, floor and roof framing
- New electrical service and full rewiring to current code
- New plumbing supply and drain systems
- New HVAC, insulation, and air sealing
- New drywall or plaster, flooring, kitchens, baths, trim, doors, and paint
- Roofing, siding, windows, and doors as needed
- Architectural drawings, permits, and inspections
Gut Rehabs in Chicago
Chicago bungalows, two flats, and greystones respond well to reconstruction. The masonry shell is sound, and everything inside can be replaced. We work with the Department of Buildings on permits, handle the demolition court and proceeds release process when the project follows a fire, and deliver a building that meets current code from the service panel to the roof.
Whole House Remodels in the Suburbs
For suburban homeowners the goal is usually a layout the original builder never imagined: an open kitchen and family room, a master suite, a second story. We handle the structural engineering, the drawings, and the village review.
Reconstruction After a Loss
When the project follows a fire or flood, our licensed public adjusters negotiate the claim and our crews build to that scope. Changes you choose are priced separately. Our reviews describe total loss homes that came back more beautiful than before.
Written Contract and Warranty
Every reconstruction is an item by item written contract with a written warranty.

Frequently Asked Questions: Reconstruction & Remodeling
Can I remodel while my house is being rebuilt after a fire?
That is the best time. The house is already open, so upgrades cost less. We price the insurance scope and the upgrades separately so the carrier’s payment and your investment stay clear.
What is the difference between a remodel and a reconstruction?
A remodel updates a room or two. A reconstruction takes the house down to the framing and rebuilds everything inside: electrical, plumbing, HVAC, insulation, walls, and finishes.
Do you provide drawings and engineering?
Yes. We work with architects and structural engineers to produce the drawings the village or the City of Chicago requires.
Can I live in the house during a reconstruction?
Usually not. The house is opened to the studs with no working kitchen or bath. Most clients rent or, after a loss, use their additional living expense coverage.
Can you change the layout completely?
Yes. Load bearing walls are replaced with beams, stairs are moved, and rooms are reconfigured. This is the time to do it.
Do you bring the whole house up to code?
Yes. A reconstruction replaces the electrical service, plumbing, and mechanical systems, and the finished house passes a full inspection.
How long does a whole house reconstruction take?
Six to twelve months, depending on size, drawings, and permit timing. We give you a written schedule at the start.
